			<content:encoded><![CDATA[<p>As of a few months into 2010, the housing market in certain sections of Arizona, including Phoenix, is improving. Inventories have risen 1% since the last market break down results; on top of this, sales on 7,093 homes have closed in only a single month&#8217;s time. As of March 15th, there were 27,594 active listings.</p>
<p>Right now, it looks like the number of homes that are selling is better than the number was in 2009. Pending sales have increased by more than 40% since the first of this year, which will really increase the number of closings over the next couple of months. As of March 15th, there were 27,594 single family dwelling detached homes for sale. Based on 7,093 closings over the past month, the number of houses on the market will last for 4 months.</p>
<p>Currently, home inventories have increased by 1% since the most recent report, and 5,681 listings are active in Phoenix. Last month, 1629 homes closed, equating to approximately a 3 1/2 month inventory of homes. Slightly ahead of Phoenix is the West Valley area, the most robust in this market currently. There are 6,489 houses for sale, with 2,118 closings, which translates to a supply that will last 3 months. The cities in West Valley are Buckeye, Avondale, Tolleson, Goodyear, El Mirage, Youngtown, Sun City, Peoria, and Glendale.</p>
<p>The Southeast Valley of Tempe, Mesa, Gilbert, Apache Junction, Queen Creek and Chandler came in third place, with 6,289 active listings for the time period and 1676 closings, putting this region at about a 3 3/4 month supply. Since the previous report, the cities of the Northeast Valley, including Fountain Hills, Carefree, Scottsdale, Cave Creek, and Paradise, saw no change as they are still seeing a 7 1/2 month inventory, with 560 closings, and 4,212 currently available properties.</p>
<p>For the less than $1 million home market, Scottsdale had 354 homes closed with 1,981 active listings, and regarding the greater than $1 million market, 53 homes closed with 965 active listings. In the more than $1m arena, inventory has decreased by 4%, and in the less than $1m arena, it has gone up by 2%.</p>
<p>This is a desirable trend, and there are signs that the housing market in and around Phoenix will keep getting better. This would be wonderful for the cities, people looking to purchase houses, and people looking to sell their houses too.</p>

<p>A new home buyer or first time home buyer is defined as a buyer who does not own a principal residence for three years before this particular purchase. For married taxpayers, both the buyer and the spouse&#8217;s home ownership history will be checked.</p>
<p>Those who are under the age of 18 or are claimed as dependents of other taxpayers cannot qualify for this tax credit. Other conditions of this tax credit are that it only applies to homes that are $800,000 or less, and it will be repaid if the home is sold or ceases to be the buyer&#8217;s principal residence within three years after the purchase.</p>
<p>Income limits of $75,000 for individual taxpayers and $150,000 for married or joint filers are eligible for the refundable tax credit if the primary residence was purchased between 01 January 2009 and 06 November 2009. Tax credit also applies to those with income not exceeding $125,000 for single taxpayers and $225,000 for married couples if the home was purchased between 06 November 2009 and 30 April 2010.</p>
<p>Official forms have to be completed and some documentations are required for buyers to claim the tax credit. They need to complete IRS Form 5405, which has to be attached with the HUD-1 settlement form.</p>
<p>In cases where the HUD-1 does not apply, one can use a copy of the certificate of occupancy instead. For purchases made in 2010, the buyer has the option of claiming the credit on either the 2009 or 2010 tax return.</p>
<p>In order to qualify for the tax credit, the purchase should have occurred on or after 01 January 2009 and on or before 30 April 2010. If the binding sales contract was signed by 30 April 2010, the transaction must be completed or must be settled on or before 30 June 2010.</p>
<p>A recent development has been a suggestion the deadline to finalize the purchase is set at the 30th of September 2010. This is because the credit has stimulated sales and there are too many to process.</p>

<p>With this log book, you can make a check list so to speak that you can mark off and sign when something is serviced or maintained. This record is a great failsafe to have when the firm wants to know when something was serviced last. Also, when something bad happens, the firm will want to know if you had it serviced or not. If not, they will blame you for the damage, but if there is a log of when it was done, they will usually take full responsibility of the issue.</p>
<p>On the flip side, if you don&#8217;t keep good records, you will have a hard time explaining yourself to the firm. Often this leads to firing depending on the amount of damage, or it can lead to probation and pay cuts that are never fun.
